HARDWOOD VS. LVP IN THE OKANAGAN: WHICH ONE SHOULD YOU ACTUALLY PICK?
Both are great. They're also great for different reasons. Here's a no-BS comparison from someone who installs both every week in Kelowna.
COST (INSTALLED)
Hardwood installed: typically $10–$18 per square foot in Kelowna depending on species and method. LVP installed: typically $5–$12 per square foot. LVP is roughly half the cost of hardwood for a similar-quality install.
WATER & MOISTURE
LVP wins. It's 100% waterproof. Hardwood is wood — it cups, gaps, or warps with moisture. In Okanagan kitchens, bathrooms, basements, and laundry rooms, LVP is almost always the better call.
LOOK & FEEL
Hardwood wins. Real wood has a depth and warmth that even premium LVP can't fully match. If you're in a high-end home and the rooms stay dry, hardwood is unbeatable for living rooms, dining rooms, and bedrooms.
DURABILITY
LVP is more scratch-resistant and dent-resistant on a daily basis (great for dogs and kids). But hardwood can be sanded and refinished — LVP cannot. So a hardwood floor that gets scratched up over 20 years can be brought back to brand new; an LVP floor that gets damaged has to be patched or replaced.
RESALE VALUE
In Kelowna real estate listings, hardwood is still listed as a feature. LVP is becoming more accepted, especially in condos and rental units, but doesn't carry the same premium. For a forever home you plan to keep, the resale conversation matters less.
BEST OF BOTH WORLDS
Most clients we work with do a mix: hardwood in the living, dining, and bedrooms; LVP in the kitchen, bathrooms, mudroom, and laundry. We design clean transitions between materials so it looks deliberate.
