SOLID VS. ENGINEERED HARDWOOD

Solid hardwood is a single piece of wood — usually 3/4" thick — that can be sanded and refinished many times over its life. Engineered hardwood is a real wood top layer over a stable plywood core, which makes it more dimensionally stable in the dry Okanagan winters and humid summers. Both look identical once installed. We help you pick the right one for your subfloor, climate, and budget.

INSTALLATION METHODS

Glue-down, nail-down, or floating — each has a place. Glue-down gives the most solid feel underfoot and is required for in-floor heating. Nail-down is the traditional method over plywood subfloors. Floating works well over concrete or radiant heat with the right underlayment. We assess your subfloor and recommend the right approach.

SUBFLOOR PREPARATION

A hardwood floor is only as flat as the subfloor underneath it. We level subfloors with self-leveling compound where needed, replace damaged areas, and ensure moisture readings are within spec before a single board goes down.

PATTERNS & LAYOUTS

Standard plank, herringbone, chevron, mixed-width — we install them all. Herringbone in particular has become hugely popular in Kelowna luxury homes and we have the patience and experience to do it right.

How long does a hardwood floor last?

A properly installed solid hardwood floor can last 50–100 years and be sanded and refinished 4–6 times. Engineered hardwood typically lasts 30–50 years and can usually be refinished 1–2 times depending on wear layer thickness.

Can you install hardwood over in-floor heating?

Yes — but only engineered hardwood, never solid. We follow the manufacturer's heat curve protocol to acclimate the floor properly and prevent gapping or cupping.

How long does a hardwood install take?

A typical 1,000 sq ft residential hardwood install takes 3–5 days including subfloor prep, acclimation, installation, and trim. Larger or pattern installs (herringbone, chevron) take longer.
