PRICING & QUOTES

Installation labour ranges from $1.50/sq ft (laminate) to $15/sq ft (large-format tile). Material is separate. We provide free, fixed-price quotes after a quick in-home measure.

Yes. We come to your home, measure, look at the subfloor, and email you a fixed-price written quote with no obligation. No fee, no pressure, no upsells.

Quotes are valid for 30 days. After that, material prices may have shifted and we revisit the numbers.

Typically 50% on material order, 50% on completion. For larger commercial jobs we set milestone payments.

Yes — credit card, e-transfer, cheque, or bank transfer. Credit card payments include a small processing surcharge.

TIMELINES

A 1,000 sq ft residential install: laminate or LVP 1–2 days; engineered hardwood 2–3 days; solid hardwood 3–5 days; tile 3–6 days; epoxy garage floor 2 days.

Typically 2–4 weeks for residential and longer for commercial — but it varies by season. Call for current availability.

For commercial and tenant-improvement projects, yes. For residential we usually work weekdays unless requested.

MATERIALS & CHOICES

Hardwood for living, dining, and bedrooms in dry spaces — LVP for kitchens, bathrooms, basements, and rentals. Most clients do a mix, with clean transitions between materials.

For the dry Okanagan climate, engineered hardwood is more dimensionally stable and almost always our recommendation. Solid hardwood is fine over wood subfloors with proper acclimation.

AC4 handles heavy residential and light commercial use; AC5 handles full commercial traffic. We help match the wear rating to the room.

Either works. Most clients let us supply because we get trade pricing and warranty support. If you prefer to source your own, we install supplied materials.

SUBFLOOR & PREP

Almost never. Most subfloors need repair or self-levelling, not replacement. Full replacement is only required for water-damaged or severely sagging subfloors.

Self-levelling typically adds $1.50–$3 per sq ft. Demo of existing flooring varies: carpet $0.75/sq ft, wood $1.50/sq ft, tile $3/sq ft.

Yes — we remove and dispose of existing flooring, baseboards, and underlayment as part of the project.

EPOXY GARAGE FLOORS

$8–$12 per square foot installed for a full-flake epoxy with polyaspartic topcoat. A 2-car garage (~500 sq ft) typically runs $4,000–$6,000.

A properly installed system with diamond-ground prep and polyaspartic topcoat lasts 10–20+ years.

24 hours after the topcoat to walk on, 48–72 hours to drive on. We schedule around that.

No — epoxy and polyaspartic require ambient temperatures above 10°C / 50°F to cure. We schedule unheated garages April through October.

Yes. Fully licensed in British Columbia, carry liability insurance, and have WorkSafeBC coverage. Proof available on request.

Yes — offices, retail, restaurants, clinics, tenant improvements. We schedule around your operating hours.

Absolutely. We coordinate with GCs, designers, and project managers, and quote from drawings.

AFTER INSTALL

Material warranties come from the manufacturer and vary by product (typically 10–25 years). Our installation workmanship is warrantied for 1 year against installation defects.

Each material is different — we leave you a care sheet at completion. General rule: no excess water, use protective pads under furniture, sweep regularly.

Call us. If it's an installation issue, we make it right. If it's a manufacturing defect, we help you process the warranty claim.
