LVP INSTALLATION COST IN KELOWNA (2026): REAL PRICING PER SQUARE FOOT
Most LVP installs in Kelowna run $5–$10 per square foot all-in. Here's how the price breaks down and where the gotchas hide.
THE SHORT ANSWER
Installed pricing for luxury vinyl plank in Kelowna typically runs $5–$10 per square foot all-in (material + labour). For a 1,000 sq ft floor, that's $5,000–$10,000. Premium products and complex installs push higher; basic builder-grade LVP in a simple layout pulls the bottom of the range.
LABOUR COMPONENT
LVP installation labour in the Okanagan runs $1.50–$3.50 per square foot. Click-lock floating installs over a flat subfloor are the fastest and cheapest. Glue-down LVP, pattern installs (chevron, herringbone), and stairs all add cost.
MATERIAL COMPONENT
LVP product cost ranges $2–$7 per sq ft. Look for at least a 12 mil wear layer for residential use, 20 mil+ for high-traffic. SPC (rigid stone-core) is more dent-resistant; WPC is softer underfoot. Cheap LVP often has a thin wear layer that scratches within a year — not worth it.
SUBFLOOR PREP
A flat subfloor is non-negotiable for LVP (especially rigid SPC). Self-levelling compound to bring the slab within manufacturer tolerance ($1–$3 per sq ft) is common. Skip this and you'll get hollow spots, telegraphed imperfections, and clicking under foot traffic.
DEMO & DISPOSAL
Removing old carpet: $0.50–$1 per sq ft. Removing tile: $2–$4 per sq ft. Removing existing hardwood or laminate: $1–$2 per sq ft. Disposal fees on top.
WHERE QUOTES VARY
A $4/sq ft quote and a $9/sq ft quote can both be honest — but they're building different floors. Make sure quotes specify product brand + SKU, wear layer thickness, prep included, and demo. T&M ("time and materials") quotes are not real quotes.
