SUBFLOOR LEVELING COST IN KELOWNA: WHEN YOU NEED IT AND WHAT IT COSTS

Most quotes that come in low ignore the subfloor. A $2 per sq ft levelling step turns a failed floor into a perfect one — here's when it's required.

WHY SUBFLOOR FLATNESS MATTERS

Modern flooring — especially rigid LVP, large-format tile, and engineered hardwood — needs a flat subfloor (typically within 3/16" over 10 feet). Out-of-tolerance subfloors cause clicking, hollow spots, lippage at tile edges, and warranty voids on the new floor.

COST IN THE OKANAGAN

Self-levelling compound applied by a flooring crew in Kelowna runs $1.50–$3.50 per square foot installed. Light skim coats are at the bottom of the range; deep pours over very uneven concrete or joist deflection push higher. Full subfloor replacement is $5–$10 per sq ft and rarely needed.

WHEN LEVELLING IS REQUIRED

If your installer measures your subfloor with a 10-foot straightedge and finds gaps over 3/16", levelling is required. This is most common in older Kelowna homes (pre-1990s), basement slabs that have settled, and post-renovation floors where walls were moved.

WHEN IT'S NOT REQUIRED

New-construction subfloors poured to spec, recently installed plywood subfloors, and floors that have just had old flooring removed cleanly are often within tolerance with no levelling needed. A real installer measures and tells you the truth.

HOW TO SPOT A SKETCHY QUOTE

Quotes that don't mention subfloor prep at all are missing a step. The two failure modes: (1) installer ignores it and your new floor fails within a year; (2) installer "discovers" it mid-job and charges 3× to fix. Either way you lose. Get the prep specified in the original quote.
